Why a special scheme for unoccupied property?

Many standard household polices restrict cover or even automatically cease cover when a property becomes unoccupied. This is because when claims occur in unoccupied buildings they often go undetected and consequently become much more costly than ‘normal' claims.

What is unoccupied?

Unoccupied is defined differently by insurers, some insurers define it as a property left without an occupant for more than 30 days, others define unoccupied, as when left unfurnished. Most insurers regard long-term unoccupancy as a material fact, which must be disclosed to ensure that the policy is not invalidated.

Who is this cover aimed at?:

  • Anyone with an unoccupied residential or small commercial property to insure.
  • Probate solicitors/ Surveyors/ Conveyancers - our scheme is endorsed by the Law Society of England and Wales.
  • Anyone with the responsibility for property under a sale, or purchase and/or any other legally binding agreement where there is a period of unoccupancy.
  • Family members where an elderly, infirm or handicapped relative has been taken into care.
  • Local Authorities with the responsibility for property, where an elderly, infirm or handicapped home owner has been taken into care

Cover cannot be granted for property where major structural repairs are being carried out although we may be able to help in such circumstances.

How long is the cover for?

One month policies now available alongside our standard three month policies.

What if the property is occupied?

Cover is avaliable to occupied property as well as including contents cover.

How quickly can I obtain cover?

With a single phone call we are able, in most cases, to provide immediate cover on an 'all risks' basis including cover for theft, attempted theft, malicious damage and vandalism for private dwelling houses.

How much is the excess (amount I have to pay for claims)?

The standard policy excess is £175 for all classes other than for subsidence claims, which is £1,000 per claim. However this may vary.

Will the property need to be regularly inspected?

In most cases there is no requirement to inspect the property. Our scheme differs from most of our competitors who do require regular visits to the property, which can be inconvenient and costly.
